Mailbox Keys
You must obtain mailbox keys from the United States Postal Services at your local post office.
Gate Codes/Remotes
While there is a generic entry code for the community, a private code may be programmed into the gate for each resident. You can also set up a directory code for guests to use which will call your phone so you can allow entry. Additional codes may be entered for contractors/day maids/extended guests that can be deleted from the system as requested.
Remotes are to open access gates to the community. Each new remote can be purchased from KPM at $45

Parking
All vehicles within the property must be in a condition which meets the requirements of all state and local governmental authorities as to licensing, safety and equipment standards. Parking within your community is limited. To assist management in future issues with parking that may occur, please complete and return the attached Vehicle Registration Form.
Pets
All dogs and cats must be of a domestic variety and be registered, licensed and vaccinated as required by law. Pets must be maintained on a leash at all times when outside the owner's residence. Owners must pick up and properly dispose of pet waste.
Assessment
After consideration of the current maintenance and operating cost along with the future needs of the Association, the Board will fix the general assessment annually.
The 2012 assessment is $2,531/annually - ($1,745 Maintenance Fee/ $786 Water Assessment)

ACC Requirements
Approval from the Architectural Control Committee must be received prior to the commencement of any modifications to the exterior of your home. Please submit a Home Improvement Request form to King Property Management for your proposed modification to be reviewed.
Regulatory Documents
The Regulatory Documents will provide you with information on how the Association operates, including rules & regulations. Homes being leased must provide the Association with tenant information.
Trash Collection Days
Trash collection has been established with Royal Disposal. The scheduled pick up days will be Mondays and Thursdays. Please place all trash in plastic trash bags and place outside your garage door. Plastic trash bags are required even if you use a trash can to place out your trash. Remember, trash cans must be removed from view by midnight of the pickup day.
