Mailbox Keys

You must obtain mailbox keys from the United States Postal Service at your local post office.

Gate Codes/Remotes

While there is a generic entry code for the community, a private code may be programmed into the gate for each resident. Additional codes may be entered for contractors/day maids/extended guests that can be deleted from the system as requested.
Remotes are to open access gates to the community. Each new remote can be purchased from KPM at $45.

Parking

Parking for occupant vehicles is limited to the garage in which the Owner resides. Parking of occupant vehicles in areas designated as guest parking and/or parking in the shared drive is strictly prohibited.
A limited number of guest parking spaces are provided within the community. Guest parking overnight is strictly prohibited unless prior written consent from the Board is obtained. Refer to Section 7.03.3 of the restrictions and the Parking Policy for more on parking (attached).

Pets

All Permitted Pets must remain on a leash or carried when outside the owner's residence. Owners must pick up and dispose properly of pet waste at all times.
No more than two (2) Permitted Pets are allowed for each home unless otherwise approved by the Board of Directors. The following are excluded as Permitted Pets and shall not be allowed within the Subdivision; 1. any dog whose breed is known for its viciousness or ill temper, in particular, the American Staffordshire Terrier, known as a "Pit Bull Terrier", and 2. any animal of any kind that has venom or poisonous or capture mechanisms, or if let loose would constitute vermin.

Assessment

After consideration of the current maintenance and operating cost along with the future needs of the Association, the Board will fix the general assessment annually.
The 2012 assessment is $4860.00/annually - ($3,300 Maintenance Fee/ $660 Water Assessment/ $600 Roof and Paint / $300 Reserve Assessment)

ACC Requirements

Approval from the Architectural Control Committee must be received prior to the commencement of any modifications to the exterior of your home. Please submit a Home Improvement Request form to King Property Management for your proposed modification to be reviewed.

Trash Collection Days

Tuesday & Friday - V.F. Waste Services.
Trash receptacles may not be placed out for pickup earlier than eight (8) hours prior to the scheduled pickup day, and receptacles must be removed from public view no later than midnight of the pickup day.
