Seasons Brownstones
Mailbox Keys
You must obtain mailbox keys from the United States Postal Service at your local post office.
Gate Codes/Remotes
A personal access code may be programmed into the gate for each resident. Additional remotes can be purchased from KPM.
Pool Keys/Card Access
The pool and spa hours of operation are from 8:00am to 11:00pm. Only two (2) guests are allowed per household. Pets are not allowed in the pool or surrounding area. No glass containers are allowed in the pool area. The pool is a shared amenity for residents - do your part to keep it clean.

Parking
Parking within and around the Seasons Brownstones Community is limited. Resident vehicles must be parked completely within the garage of their home or outside the community. The Association has a zero-tolerance policy towards violations of the parking restrictions. The six spaces around the pool are designated for visitors (compact cars) only. A visitor is defined as a guest who parks in this area less than 3 times in one week and less than 5 times in one month. If a guest is parking in this area greater than the amount of days stated above, they are considered an occupant and must park in the garage of the residents home, or outside of the community. The shared driveway is too narrow for vehicles to park in front of the garage or for large vehicles to park in visitor. Refer to the Parking Policy, as well as Section 7.03 of the restrictions for more on parking.
Pets
No more than three (3) Permitted Pets are allowed for each home unless otherwise approved by the Board of Directors. All Permitted Pets must remain on a leash or carried when outside the owner's residence. Pets are strictly prohibited from swimming in the pool and/or spa and the surrounding area.
Assessment
After consideration of the current maintenance and operating cost along with the future needs of the Association, the Board will fix the general assessment annually.
The 2012 assessment is $2,100/annually - ($1,523 Maintenance Fee/ $577 Water Assessment)

ACC Requirements
Approval from the Architectural Control Committee must be granted prior to any exterior modification to your home. Please submit a Home Improvement Request form to King Property Management for your proposed modification to be reviewed.

The Regulatory Documents will provide you with information on the operation of the Association. Including but not limited to:

- Establishment and payment of Assessments
Homes being leased must provide the Association with tenant information within 30 days of move in.
Trash Collection Days
Tuesday & Friday - V.F. Waste Services, Inc.
Trash receptacles may not be placed out for pickup earlier than eight (8) hours prior to the scheduled pickup day, and receptacles must be removed from public view no later than midnight of the pickup day.
Landscaping Days
Tuesday - V.F. Landscape Services.
