KPM’s team of managers and financial professionals have one objective: to partner with developers and homeowners’ associations to represent and protect their interests, thereby protecting their investments and property values. To do this, the KPM team provides one of the most comprehensive ranges of services and expertise, including:
Establishment of new associations/development
- If requested, work with developer on layout of utilities, infrastructure and lot development within a tract of land.
- Platting of land for development through adherence to the requirements of Chapter 42. Recordation of new subdivision at the Harris County Courthouse.
- Permitting of utilities and house permits, if requested. Problem solving for developers that run into issues with obtaining permits.
- Preparation of budget based on build-out. Budgets are developed independently based on association facilities and amenities.
- Interaction with association attorney to determine the type of homeowners’ association to be created. Incorporate into new regulatory documents the specifics involving the association applicable to the new development such as architectural review, types of maintenance assessments, billing and collecting, insurance requirements, owners’ maintenance responsibilities and easement.
- Communication with the IRS and the state controller in establishing the association.
- Obtain insurance for the development.
- Bid and award contracts for maintenance of association amenities.
- Liaison in the development process to developer and homeowners alike to solve problems and ensure that both parties are protected.
