Physical Property Services

The following is a list of Physical Property Services offered for each property. The scope of services will be customized to meet the needs of each individual association.

  • Establish deed restriction policies/procedures for identifying violations and enforcing compliance. The Associations’ documents cannot be contradicted; however, supplements to the regulatory documents to establish or define policies/procedures can be implemented.
  • Follow guidelines in the Covenants, Conditions, Restrictions and Easements for submittal of Architectural Committee Control applications. Ensure that homeowners making application satisfy all requirements. Present to the Architectural Control Committee for review. If approved, follow up upon completion of modification to ensure compliance.
  • Performance of property Deed Restriction reviews on a monthly basis at a minimum. ACC applications/deed restriction violations will be noted. Review of the common areas and facilities will be performed. Procedures outlined in the Association documents or supplemental rules and regulations and/or policies will be followed in obtaining compliance from the owners.
  • Write specifications and complete the bidding process for association contractors and once awarded, co-ordinate and supervise their performance.
  • Accurate record keeping of all deed restriction violations and architectural control requests.
  • Fines, force mow charges, administrative fees and attorney’s fees, if applicable, will be added to the offending owner’s assessment account. Each month, Directors will receive an update on occurrences within the community.
